When you purchase a property in a condominium, you are not only buying a house or a lot. You are also agreeing to live under a set of rules that already exists.

And here is the key point: you cannot say, “I didn’t know.” From the moment you buy, the law assumes that you know the condominium bylaws and that you agree to comply with them. That is why, before signing any documents, you should carefully review the condominium bylaws, internal regulations, prior assembly resolutions, use and construction restrictions, fees, and penalties. What may seem like a simple formality actually shapes how you can use the property.

One of the most common mistakes buyers make is assuming that owning the property means they can use or modify it however they wish. In a condominium, that is often not the case.

For example, you may want to expand your home, enclose a terrace, build a wall, or change the exterior. But any of these changes may require prior approval. Buyers also often overlook technical restrictions, such as maximum lot coverage, height limits, required setbacks, and architectural guidelines. In some cases, you may own the lot but still be allowed to build on only part of it.

Breaking the Rules Can Be Costly

Overlooking these rules can create expensive and unnecessary problems. You may face fines, construction delays, orders to correct or remove unauthorized work, conflicts with neighbors or the administration, and even legal action. In many cases, all of this could have been avoided by reviewing the condominium rules before buying.

Location, views, climate, and design can make a property easy to fall in love with. But few buyers stop to ask a more practical question: what if the condominium rules do not match the lifestyle I have in mind? That is when a dream purchase can start to lose its appeal.

Before buying, it is worth asking: What am I allowed to do with the property? What restrictions apply? How does the administration work? Are there existing conflicts or special agreements? Who ultimately makes the decisions? Taking the time to understand these details can make all the difference.

Condominium living offers many advantages, but it also comes with an important responsibility: respecting the rules that govern the community. Those rules are not there to make life harder, but to promote harmonious living and protect property values.
